Expectations: Do I hope the inspection reveals a great home in great condition? Absolutely I do! Do I hope the inspector digs into everything possible and finds every possible problem and issue about the home, even if it causes you to decide you don’t want to buy the home? Absolutely I do!
Regardless of whether you or I like what the inspection reveals about the home, the inspector gets paid at the inspection. I only get paid if you buy the home. If you don’t buy the home we have to go find another – more time, more gas in my car, more cell phone air-time – more expenses. So do I really hope you buy the home so I can make my commission and keep my overhead costs from going up? Yeah, actually I do. But what I want to happen isn’t what’s important. The only thing that’s important is that you learn as much as possible about the home you are thinking of buying. And if you learn that the home has too many problems and you don’t want to buy it, that is good. It’s good because we learned that information before you purchased the home.
My goal is that we find the very best home we can. I want you to buy a home that is in as good of condition as possible. And I want you to know as much as possible about the home before you buy it. If you decide not to buy a home after you have inspected it, then we’re going to go out and find a better home!
