Home Inspection Reveals ISSUES - Now What?

 

No home is perfect.  The perfect home only exists in our minds.  Every home you inspect, even brand new ones, will have things about it you don't like.  A home inspection will reveal issues - features and characteristics pertaining to the property - that may cause you to rethink your decision to buy the home.

 

Some issues are tolerable – no big deal.  Sometimes it’s age taking its toll.  Some issues are intolerable but curable.  You can fix them.  For instance, maybe several foyer tiles are broken or missing and they look pretty bad.  You can always tear out the old tiles and install new ones.  Maybe the siding is deteriorating, or the roofing material is worn out.  Those certainly are significant issues, but they can be corrected.  Who’s going to pay for correcting or curing intolerable issues comes down to negotiations with the seller.

 

Some issues are incurable – you can’t fix or change them.  These types of issues are often called "defects".  A bad location is the most obvious and most common incurable defect.  Other incurable defects could be neighboring properties, or the neighbors themselves for that matter!

 

Once you're aware of issues revealed by a home inspection, you may be tempted to rationalize them and make them less significant.  In the emotional context of searching for your dream home you may tell yourself you can overlook some issues.  But remember, if the issue can be remedied, it's still going to cost you money to fix it.  It it’s incurable, it'll still be there when you go to sell the home and every would-be buyer will notice it, and it will cost you money because you’ll either have to settle for a lower price or it will take much longer to sell, or both.

 

When inspection issues (defects) are discovered, take time to understand them and put them into perspective.  Your inspector will help you determine how significant the issues are, and your Buyer's Broker Realtor will help you analyze the risk of buying the home with apparent issues.

 

But again, remember that no home is perfect.  Every home will have issues.  The key is understanding the impact an issue will have on the value of your home as well as what resources will be needed to correct the issue.
